The returns are paid out on registration of the property into the purchaser's name which takes a maximum period of five months. The capital invested and returns of 100% will be paid to the investor in the maximum period of five months after registration of the property in the name of purchaser. For investors and bargain hunters who want to buy and hold we require deposits of R100 000 (which covers our homework and commission) to buy a property on your behalf through power of attorney. We do all the hassles for you of finding you the right bargain property and we raise the mortgage bond in your name and the property is registered in your name, we then get a tenant for you who will cover the whole bond amount from day one, (not eight years), or you get to live in your bargain property, after all is yours, what you want to do with it has nothing to do with us!!! BACKGROUND ON THE OPPORTUNITY The recession had impacted negatively on a number of households, and most consumers are finding it hard to meet their financial mortgage obligations. There are still new buyers who can qualify below market value prices and investors who are cashing in on below market value properties. HOW THE FUNDING WILL BE USED The funds invested will be used to pay these auctioneers commission and ten percent deposits on the day of the auctions. The property then gets sold to buyers with minimum expected profits of at least R150 000 per property. The hidden costs here are that buyers should pay for outstanding rates, transfer fees and interest charges until transfer. Simultaneous transfer is effected through transferring the property to the buyer without first taking ownership of the property. On the date of transfer and registration the investor will be paid the contributions plus profit of at least 100% guaranteed. The security of the investor money will be promised through attorney confirmation and ensuring that the conveyancer pays the investor directly. The best person to speak to is the owner of the property that will be auctioned. He or she needs to know that his or her property will be sold with the fall of the hammer. That means that the chance is good that he or she will get a lower price with auction than with selling his or her property. We offer to help with the selling of his or her property. We always include the auctioneer in our negotiations, because he will normally get a percentage of the auction price. With auctions, the buyer is responsible for outstanding rates and taxes once purchased. We phone the municipality to find out what the outstanding rates and taxes are.If the owner of a property goes into an auction his risk would be that the property would be sold for less than the amount owed. That leads to a shortfall on the amount owed. So even when the person has lost his or her property he or she still may end up with remaining debt. That debt has to be settled before action can be taken to clear the judgment from his or her name. HOW WE MAKE OUR MONEY Our business makes money through buying properties at bank repo houses at below market prices and reselling these properties still at below market value prices, creating a win-win situation for both ourselves and the buyers.
